The procedure for buying a home for us is very straightforward.
We will normally meet with you either on site or at our office and make sure that we have answered all your questions about the property and have been through what is and is not included with you.
If you wish to proceed we will then fill out a reservation form with you and ask you to sign it to record the agreement. We will countersign this. this ensures the property is reserved exclusively to you for an agreed period which is normally four to six weeks.
We will take a £1,000 deposit at the time of reservation. This is refundable if you withdraw subject to the deduction of our reasonable costs.
We normally expect you to exchange contracts within four to six weeks of reservation at which time we will ask for a 10% deposit to be paid via your solicitor. This deposit is fully protected under the terms of the NHBC cover.
If you have asked us to make any changes to your new home we will instruct this work after exchange of contracts. We are not able to agree to making changes before contracts are exchanged unless the works have been paid for in advance.
We will keep you informed of progress through the build period and will give you a target date for completion approximately one month in advance. This will be formally confirmed to solicitors a minimum of ten working days prior to completion. We will discuss the completion date with you and we aim to agree dates that are convenient for all parties.
Prior to the completion date we will invite you to inspect the property with us to ensure you are happy with it.
We will also arrange for you to be shown how everything in the property works. We prefer to do this a day or two before completion to make things easier for you on the day of purchase completion. If you are not moving in on the day of completion we may do this afterwards whichever is more convenient for you.
A few days after you have moved in we will call you or visit to check that everything is working smoothly. If there are any items that need dealing with we will inform the site staff and aim to deal with them quickly.
When you move in to your new home you will be given a Homeowners manual for the property which will have copies of all operating information, Health and Safety information and details of the construction materials used in your new home. Some operating manuals are now web based and you will have the web details of these listed for you. The Manual will also have full details of our procedures for dealing with snagging issues and give advice on how to get the best from your new home.
During the first two years after completion any queries about the property will be dealt with by us following which cover is provided through your NHBC warranty.
